An Uninterrupted Water View
Tower A faces directly onto Varthur Lake — an open, unbuilt foreground that no future construction can wall off, unlike a city or road-facing aspect.
The lake-facing homes at Prestige Rosewood Phase 3 sit in Tower A, Rosewood Heights — oriented directly onto Varthur Lake. Every configuration has a lake-view variant, finished to the project's top specification tier. The inventory is finite, and it cannot be added later.
A lake-facing apartment is not simply a nicer outlook. The open water alters light, air, sound and long-term value in ways an inner-tower or road-facing unit cannot match.
Tower A faces directly onto Varthur Lake — an open, unbuilt foreground that no future construction can wall off, unlike a city or road-facing aspect.
The open expanse of water means more daylight, longer sightlines and a natural breeze drawn across the lake — measurably cooler than an enclosed inner-tower unit.
Water and the green lake buffer absorb ambient noise. Lake-facing apartments sit away from the internal-road and parking side of the development.
Lake-facing inventory is finite and cannot be added later. Scarce, view-defined units historically hold value and resell faster than standard stock.
Lake-view units carry the highest finish grade — full-width living-room glazing engineered to frame the water, plus the premium fittings package.
Floor-to-ceiling glazing across the living room turns the lake into the room's defining feature — the view is the architecture, not an add-on.
Tower A carries a lake-facing version of each Phase 3 configuration — from the 3 BHK to the 4 BHK + Maid's. All are finished to the top specification tier with full-width living-room glazing toward the lake.
The lake is not a distant glimpse — it is the immediate foreground. Tower A faces the water across the road, in the established Whitefield-Varthur belt of east Bengaluru.
Varthur Lake gives Tower A an open, green, low-rise foreground in a part of Bengaluru where land is otherwise densely built. For a lake-facing apartment, that open expanse is the single hardest thing to replicate — and the reason the inventory commands a premium. The wider connectivity, schools and hospitals of the location are covered on the location page and the Whitefield guide.

Register early — the booking process for the limited lake-facing inventory.
The lake-view apartments at Prestige Rosewood Phase 3 are in Tower A, Rosewood Heights — the only tower oriented directly toward Varthur Lake. Because a single tower carries the lake-facing inventory, the number of lake-view units is limited across all configurations.
Lake-view apartments are available as 3 BHK, 3 BHK + Study, 4 BHK and 4 BHK + Maid's — every Phase 3 configuration has a Tower A lake-facing variant. Super built-up areas range from about 2,110 sq.ft for the 3 BHK to 3,210 sq.ft for the 4 BHK. The unit table on this page lists each one.
Lake-facing units at Prestige Rosewood Phase 3 carry a premium of roughly 8–12% over an equivalent non-lake-facing unit, on top of the ₹14,300/sq.ft pre-launch base rate. The premium reflects the finite lake-facing inventory and the top-tier specification. The price page has the full configuration-wise build-up.
The view faces Varthur Lake — a protected water body, not a developable plot. The lake itself cannot be built over, so the open foreground of a Tower A lake-facing apartment is durable in a way a city- or road-facing view is not. This permanence is a core reason lake-facing inventory holds its value.
Lake-facing inventory is finite — it sits on one tower and cannot be added later. Scarce, view-defined apartments have historically held value better and resold faster than standard stock. Combined with the locked-in pre-launch rate, a lake-view unit is among the strongest resale positions in the project. See the investment ROI page for the appreciation case.
Because Tower A lake-facing inventory is limited, buyers who want a lake-view unit are best advised to register an Expression of Interest early in the pre-launch window (July 2026 – November 2026). The EOI secures a priority allotment position and locks the pre-launch rate. The booking page sets out the full process.
Tower A lake-facing inventory is limited and cannot be expanded. Talk to a senior advisor about which lake-view units remain across configurations, and lock the pre-launch rate before the December 2026 public-launch revision.
