The projected possession date for Prestige Rosewood Phase 3 is December 2030. This follows a planned 60-month construction cycle beginning with ground-breaking in Q1 2027, with the Occupancy Certificate expected by Q3 2030 ahead of handover.
The handover date stated in your agreement-for-sale becomes the legally committed date once Phase 3 is registered under the Karnataka RERA. Until the public-launch RERA registration is published, December 2030 is a developer projection. Prestige's record across the same township — two prior phases delivered with zero delay — is the strongest available indicator that the projected date will hold.
The Occupancy Certificate (expected Q3 2030) is the civic authority's sign-off that the building is fit for occupation. After OC, Prestige issues possession letters, buyers complete final payments and the snag-inspection window opens. Keys are handed over and the sale-deed is registered, formally transferring title. After handover, buyers get a formal inspection window to flag any construction defects — uneven finishing, fitting issues, paint or plumbing snags. Prestige rectifies flagged items at no cost during the defect-liability period. Only after snags are cleared do most buyers move in or begin interior work.
Towers are topped out in sequence — Tower A (Heights) and Tower B (Sky) progress first under the staged construction plan. While the project-wide possession target is December 2030, the earliest towers may reach OC slightly ahead. Once Phase 3 is RERA-registered, the Real Estate (Regulation and Development) Act 2016 entitles buyers to interest-bearing compensation for any delay beyond the agreement-stated possession date, or a full refund with interest. This is a statutory protection — it does not depend on the builder's goodwill. Prestige has not triggered this clause on either prior phase of the township.
